Manufactured Housing
We Buy Doublewides buys manufactured and mobile homes directly from owners across Southern Indiana and the Louisville metro, purchasing the home and the land it sits on together. It serves sellers in inherited, relocation, divorce, deferred-maintenance, title, and code situations, and handles the evaluation, offer, paperwork, and closing.
The company buys only homes on land the seller owns, which allows one clean purchase of the home and the real estate. Within the group, it is the manufactured-housing specialist, supported by shared capital and title research.
Land
Kentuckiana Land Co. buys, holds, and resells land across Southern Indiana and Kentucky: residential building lots, recreational and hunting tracts, farm ground, timber land, inherited acreage, and investment parcels. Each parcel is evaluated on access, acreage, use, and title.
Land transactions often turn on boundaries, easements, and clear title. The company relies on the group's title and ownership research to move quickly and close with confidence.
Distressed Residential
Mortgage Forfeiture acquires residential property from owners facing foreclosure, probate, liens, title defects, or tax delinquency. These situations are rarely simple, and the company is built to work through the details: evaluating the circumstances, researching title and ownership, and structuring a workable resolution.
Within the group, Mortgage Forfeiture is the distressed-property specialist, combining shared capital and title expertise with a problem-solving approach to difficult ownership situations.
Commercial
Kentuckiana Commercial Co. addresses distressed and time-sensitive commercial property, including small multifamily, retail, mixed-use, and special-use buildings. It serves owners who need a direct commercial buyer, a faster decision, or more certainty than a listed sale.
Its lane is commercial real estate, separate from the group's residential, land, and manufactured-housing companies.
Home Services
Kentuckiana HomePros is a free local directory, based in Jeffersonville, that helps homeowners across Southern Indiana and the Louisville metro find home-service businesses in 22 categories, from plumbing, heating and cooling, and roofing to landscaping, tree service, and pressure washing.
Homeowners search by service or by community (Jeffersonville, New Albany, Clarksville, Sellersburg, Charlestown, Floyds Knobs, Corydon, Louisville, and nearby areas), compare up to three businesses side by side, and call them directly with no sign-up. HomePros is the group's home-services company, serving the people who own and maintain property and the local businesses that do the work.
Investor Community
OwnerRoute Investor Forum is a free discussion forum for people who buy, flip, hold, and finance distressed homes. Boards are organized by strategy (pre-foreclosure and auctions, wholesaling, fix and flip, rentals, financing, and creative deals such as subject-to and seller financing) and by state, with foreclosure rules and local market discussion for every region.
Anyone can read the forum. Joining is free and lets members post deals for review, ask questions, and connect with buyers, lenders, and partners. OwnerRoute is the group's national company, open to anyone working on distressed property.
